A comprehensive series of new architectural renderings has been unveiled for Franklin Point, an ambitious commercial redevelopment and adaptive reuse project located at 12 Franklin Street on the border between Greenpoint and Williamsburg in Brooklyn. The project, designed by Format Architecture Office and developed by Astral Weeks, aims to transform the current collection of low-rise properties into a vibrant component of the neighborhood's revitalized waterfront district.
The development site encompasses several buildings that occupy an entire city block, strategically positioned with Franklin Street and Bushwick Inlet Park forming the western boundary, Messerole Avenue to the north, Gem Street to the east, and North 15th Street to the southwest. This prime location offers exceptional access to both waterfront amenities and the bustling commercial corridors of the area.
The exterior renderings showcase a striking transformation of the existing brick facades, which will be painted in a carefully curated mix of solid colors complemented by new artistic murals. The street-level improvements include enhanced outdoor dining areas, raised planters filled with greenery, long wooden benches for public seating, and modern lighting fixtures designed to create a more vibrant and welcoming atmosphere for both residents and visitors.
Interior renderings reveal sophisticated restaurant and bar spaces that celebrate the buildings' industrial heritage by highlighting exposed brick walls and timber structural elements. A prominent feature of the interior design includes a large skylight positioned directly above the main dining area, which will flood the space with natural light and create an airy, open atmosphere.
The upper level of the development features expansive rooftop terrace spaces that will offer visitors panoramic views of the iconic Manhattan skyline across the East River, as well as sweeping vistas of the surrounding Brooklyn neighborhoods. These elevated outdoor areas are designed to serve as premier destinations for dining and entertainment.
Additional aerial renderings depict the full scope of the rooftop amenities, including multiple seating areas, an outdoor bar facility, and its strategic positioning adjacent to an extensive green roof system. The green roof component demonstrates the project's commitment to environmental sustainability and urban ecological improvement.
Current site conditions, as shown in Google Maps street view imagery, reveal the existing structures that will undergo this comprehensive transformation. The site has a recent history of temporary commercial use, having served as a pop-up Oktoberfest beer garden hosted by Zum Schneider during the late September to early October period in previous years.
The developers and architects have not yet announced anticipated start and completion dates for the Franklin Point revitalization project, though the detailed nature of the renderings suggests the project is advancing through the planning and approval phases.
