Fresh architectural renderings have been released for a new eight-story mixed-use infill development planned for 915 Bryant Street in San Francisco's South of Market (SoMa) neighborhood. The project aims to transform a narrow urban lot into a modern residential building featuring more than a dozen apartments alongside ground-floor retail space. Chandra Livingston of All Of Us Enterprises, a Manhattan Beach-based real estate development firm, is serving as both the property owner and project applicant.

The architectural design is being handled by Ogle Design, which is providing both design and interior architecture services for the development. The newly released illustrations showcase an eye-catching infill project that features a sculptural street-facing facade complemented by recessed balconies. The building's exterior will incorporate a sophisticated mix of materials, including scalloped glazed white terracotta panels, metal panels, and painted cement plaster, creating a distinctive visual appeal.

The proposed 83-foot-tall structure is expected to encompass approximately 17,600 square feet of total space. The building will include a compact ground-level retail space designed for a small cafe, along with two stairwells for residential access. The development plan calls for the creation of 14 residential apartments, with three units specifically designated as affordable housing to meet local requirements. The apartment mix will consist of eight one-bedroom units and six two-bedroom units, providing housing options for various household sizes.

The development team is strategically utilizing California's State Density Bonus law to increase the residential capacity by 100 percent above the base zoning allowances. Additionally, the project is leveraging Senate Bill 330 to streamline the municipal approval process and reduce potential delays. The compact 0.06-acre property sits along Bryant Street between 7th and 8th Streets, positioned near the Interstate 80 overpass in a rapidly evolving part of the SoMa district.

Construction costs for the project are estimated at a minimum of $5.4 million, though this figure does not encompass all associated development expenses such as permits, soft costs, and other fees.
