New architectural renderings have been unveiled for what could become Berkeley's tallest building, a 34-story apartment tower planned for downtown. Preliminary applications were submitted this week for the massive residential complex at 2190 Shattuck Avenue in Downtown Berkeley, Alameda County, with Landmark Properties serving as both the property owner and project applicant.
The proposed 360-foot-tall tower would span more than half a million square feet of total space, featuring 530,440 square feet dedicated to housing and an additional 7,500 square feet of ground-level retail space. The development would accommodate parking for 51 vehicles and 295 bicycles, reflecting Berkeley's emphasis on alternative transportation options.
The residential component would include 452 apartments across various configurations to serve diverse housing needs. The unit breakdown consists of 30 studio apartments, 98 one-bedroom units, 158 two-bedroom apartments, 38 three-bedroom units, 96 four-bedroom apartments, and 32 five-bedroom units, providing options for students, families, and professionals.
SDT Architects is leading the design work for 2190 Shattuck Avenue, while Myefski Architects will serve as the architect of record for the project. Humphrey Partners has been selected as the landscape architect. According to renderings shared with YIMBY, the overall design concept remains consistent with previously approved plans, maintaining the same architectural features while adding nine additional floors to the structure.
The building's exterior will feature a combination of plaster panels, metal elements, and decorative metal railings for private balconies. Residents will have access to a rooftop deck equipped with various amenities, including a hot tub, designated dog run area, and comfortable seating spaces for relaxation and socializing.
Landmark Properties, based in Atlanta, Georgia, brings extensive experience to the project with a portfolio spanning more than 100 completed residential developments nationwide and over 50 additional projects currently in various stages of development across the country.
This new application has officially surpassed 1998 Shattuck Avenue as the tallest proposed development in Berkeley's current pipeline, intensifying the ongoing competition among developers to construct the city's tallest building. The third-tallest project in the queue is a 284-foot-tall tower planned for 2128 Oxford Street.
The 0.46-acre development site sits strategically at the intersection of Shattuck Avenue and Allston Way, sharing the same city block as the Berkeley Skydeck building, which currently holds the title of tallest building in the city. However, the tallest structure overall in Berkeley remains the iconic 307-foot Campanile Tower located on the UC Berkeley campus.
Project developers have not yet released information regarding the estimated construction costs or anticipated timeline for completion of this ambitious development. The proposal represents a significant addition to Berkeley's evolving skyline and ongoing efforts to address regional housing demands.
