A newly updated architectural rendering has been unveiled for The Myles, an upcoming 13-story luxury residential development located at 142 West 21st Street in Manhattan's Chelsea neighborhood. The project, designed by prominent architecture firm BKSK Architects and developed by Grid Group, will rise 135 feet and encompass approximately 61,256 square feet of total space when completed.

The building will feature 22 exclusive condominium units, with each residence averaging an impressive 2,756 square feet. The development will also include substantial parking facilities, with 6,311 square feet of underground parking space in the cellar level accommodating 11 vehicles, plus an additional 5 parking spots on the first floor. Several units on the second and third floors will benefit from private rear yard spaces, each measuring 15 feet in length.

The latest rendering reveals a significant design evolution from earlier proposals, showcasing a warmer tan brick facade that better harmonizes with the architectural character of surrounding Chelsea buildings. The exterior design incorporates a sophisticated combination of materials, including glazed terra-cotta fins framing a grid of large windows, a stone base foundation, and sleek metal paneling around the main entrance. Decorative awnings and accent details around the parapets add visual interest to the building's upper levels.

The building's massing includes strategic setbacks at the tenth and twelfth floors, creating opportunities for private terraces for upper-level residents. A landscaped rooftop deck will be positioned behind the parapet, offering additional outdoor amenity space. The property occupies an interior lot strategically positioned between Sixth and Seventh Avenues in one of Manhattan's most desirable neighborhoods.

Grid Group acquired the development site from Jadlamm Realty Corp. for $31 million in 2021. The location was previously occupied by a modest two-story garage structure. The sales and marketing efforts for The Myles are being handled by Nicole Hechter and Masayo Hashimoto of Corcoran New Development, though a comprehensive list of residential amenities has not yet been publicly released.

The development benefits from excellent transportation connectivity, located just two blocks south of the 23rd Street subway station, which serves the 1 train along Seventh Avenue. According to on-site documentation, construction is progressing toward an anticipated completion date of September 9, 2026, when Chelsea residents will have access to this new luxury housing option.
