The ambitious project, designed by renowned David Chipperfield Architects for fashion company Akris Inc., will combine new construction with historic preservation, featuring a 16-story residential tower alongside the careful restoration and expansion of three late 19th-century row houses.
The centerpiece of the development is the new residential tower at 831 Madison Avenue, which will rise nearly 200 feet into the Manhattan skyline. SLCE Architects serves as the architect of record for the property, which sits strategically between East 69th and 70th Streets within the protected Upper East Side Historic District. The tower's design showcases a substantial massing with two distinctive setbacks on the upper floors, complete with metal railings that will create private terraces for residents.
The architectural design draws clear inspiration from David Chipperfield Architects' previous work, particularly The Bryant condominium tower located at 16 West 40th Street. The new building will feature an elegant facade composed primarily of Indiana limestone, which will frame expansive floor-to-ceiling windows along the main western elevation. This sophisticated exterior treatment will wrap around both the northern and southern sides of the building, while the lot line walls will be clad in complementary light gray brick with smaller, traditionally punched windows.
Future residents can expect impressive interior specifications, with ceiling heights ranging from more than 10 feet to 12 feet throughout the building. Those fortunate enough to secure units on the upper levels will enjoy coveted views of Central Park to the west, one of Manhattan's most desirable amenities. The development plans also include a rear yard space, providing additional outdoor area for residents.
The historic preservation component of the project focuses on the existing structures at 833-837 Madison Avenue, which consist of architecturally significant buildings from the 1880s. The properties include two residential buildings originally designed by the firm Charles Buek & Co. between 1885 and 1886, as well as a single home designed by Thom & Wilson in 1884. The restoration work will include a four-story rooftop addition at 833 Madison Avenue, which will be carefully clad in brick and red terracotta to complement the historic character of the original structures.
Akris Inc. demonstrated significant commitment to the project by purchasing all four adjacent properties for more than $60 million from Myles Lowell in October 2022. The comprehensive development plan includes ground-floor retail space that will span across all the buildings, creating a cohesive commercial presence along this prime stretch of Madison Avenue.
