A new seven-story mixed-use building designed by renowned Koichi Takada Architects is set to transform Brisbane's James Street, with development plans officially submitted by Graya. The 30-meter-high structure at 54 James Street will serve as a strategic connector between The Calile Hotel and the upcoming James Place retail hub, creating what architects describe as an "iconic retail and lifestyle destination" in the heart of Brisbane's vibrant precinct.
The ambitious project will replace an existing single-story commercial warehouse with a sophisticated multi-use development that aligns with The Calile's architectural scale and aesthetic. The building's design features three distinct retail levels at ground level, three commercial office floors above, and a landscaped rooftop terrace complete with hospitality offerings on the top floor. Two basement levels will provide essential car parking facilities for tenants and visitors.
According to the architect's comprehensive design report, the building's conceptual framework centers around creating "planted canopies that layer vertically in order to evoke the impression of a grove of trees rising from the James Street streetscape." This innovative approach transforms the urban landscape into a natural-inspired environment that seamlessly integrates with the surrounding neighborhood. The structure consists of carefully stacked volumes, each featuring extensive planted terraces that protrude from every facade, creating a dynamic and visually striking appearance.
The building's exterior design incorporates a series of concrete fins that wrap around each volume, providing both architectural articulation and visual interest while delivering what the architects describe as "a fine-grained response to the streetscape." On the western side of the development, a proposed covered laneway will provide convenient access to the elevator core and a multi-level staircase leading to the commercial floors above. This laneway will feature comfortable seating areas surrounded by lush landscaping, creating an inviting environment for visitors and workers.
The architectural team emphasizes that "the proposal integrates seamlessly into the precinct's vibrant fabric, offering a dynamic blend of commercial, professional and dining experiences." This comprehensive approach ensures that the development will contribute meaningfully to Brisbane's economic and social landscape.
