Foster + Partners has completed 270 Park Avenue, a groundbreaking 2.46 million square foot office building that serves as JPMorgan Chase's new global headquarters in Manhattan. The 60-story tower, which opened in 2025, represents one of the most significant sustainable skyscraper projects in New York City, offering 2.5 times more outdoor space at ground level compared to the previous building on the site.
Designed by the renowned British architectural firm led by Norman Foster, the project spans 228,515 square meters and rises as a defining element of the Manhattan skyline. The building features wider sidewalks along both Park and Madison Avenues, creating a more pedestrian-friendly environment in the bustling Midtown area. A large public plaza on Madison Avenue incorporates natural green spaces and various amenities specifically designed for neighborhood residents, office workers, and visitors.
The architectural design emphasizes accessibility and inclusive design principles throughout. The ground floor lobby serves as the main entrance and showcases a monumental staircase leading to a mezzanine level. The building incorporates comprehensive accessibility features, including ramps and elevators to ensure barrier-free access for all users. The structural engineering was handled by Foster + Partners in collaboration with Severud Associates as the engineer of record.
The project represents a significant collaboration between multiple design firms and consultants. Interior design was managed by STUDIOS Architecture, Skidmore Owings & Merrill (SOM), and Gensler, creating diverse and functional workspace environments throughout the tower. The mechanical, electrical, and plumbing systems were designed by JBB, while AECOM Tishman served as the main contractor for the complex construction project.
Sustainability features prominently in the building's design philosophy, with Foster + Partners leading the sustainability concept development alongside Socotec. The tower incorporates advanced environmental systems and energy-efficient technologies that align with modern green building standards. Vertical transportation systems were designed by EWCG, ensuring efficient movement throughout the 60-story structure. Wind engineering analysis was conducted by RWDI to optimize the building's performance in Manhattan's challenging wind conditions. Lighting design by Tillotson Design Associates enhances both the interior spaces and the building's nighttime presence in the cityscape.
