A boutique apartment development has received approval for construction directly across from Australia's longest-running continuous food market in the Melbourne suburb of Prahran. The mixed-use project, called Comme Prahran, will be built at 182-194 Commercial Road and represents a significant addition to one of southeast Melbourne's most vibrant neighborhoods.
The project has been designed by local architecture firm Cera Stribley for Melbourne-based developer Leeka. What makes this development particularly notable is its approach to preserving local heritage while introducing modern housing options. The eight-story building will be constructed above an existing two-story Old-English-style Edwardian-era structure, which will be carefully preserved and integrated into the contemporary design rather than demolished.
Leeka director Chek Ming Cheng emphasized the project's connection to the area's rich cultural background. "The site offers the opportunity to draw on Prahran's rich history," Cheng said. "Comme Prahran will create a contemporary place with a timeless character, blending heritage and modern design to foster creativity and inclusivity. With Cera Stribley's deep understanding of the suburb's urban fabric, we believe the project will resonate with people who value both Prahran's cultural richness and the quality of design and amenities on offer."
Domenic Cerantonio, managing principal at Cera Stribley, highlighted the project's community-focused approach. "What makes this brief special is its focus on creating a vibrant, integrated community hub that celebrates Prahran's past while embracing its future," he explained. The architects have designed the development to serve not just as housing but as a connector between the residential community and the bustling food market across the street.
The approved development will feature 32 residential units ranging from one-bedroom to four-bedroom apartments, catering to various housing needs in the area. Beyond residential space, the project will include retail outlets, dining establishments, and public amenities on the ground level. These commercial spaces are designed to complement the existing market atmosphere and provide additional services to both residents and the broader community.
Special attention has been paid to creating community connections through the inclusion of shared garden spaces and a public art mural. These features are intended to ensure that the development integrates seamlessly with the local neighborhood rather than standing apart from it. The shared gardens will provide residents with outdoor space while the public art component will contribute to the area's cultural character.
This project represents a change from previous development plans for the same site. Cera Stribley had previously been engaged to design an apartment complex for developer Beulah, who acquired the property in late 2021. Those earlier plans, which called for 39 residential units, were submitted in mid-2022 but were ultimately replaced by the current proposal under new ownership by Leeka.
